Our objective is to capture stunning photographs of your home that will impress potential buyers and attract enticing offers. To ensure a seamless and safe photoshoot, I have compiled a detailed preparation checklist for you to follow before our scheduled session. Here are the essential steps to get your home ready:
General Preparation:

Make sure your home is shoot-ready: Clean and stage the property before my arrival, preferably the day before the photoshoot. While I may adjust small items like flowers or small pictures for better photo composition, larger items and staging accessories should already be in place.

Secure or remove pets: Although I adore pets, they should not be present during the photoshoot. Please secure dogs off the property for both their safety and mine. MLS rules also prohibit people and pets in the pictures. Cats should be secured as well, though they usually pose fewer issues. It's also a good idea to hide pet food and water bowls.

Plan not to be seen: To avoid any interference with the photos, all occupants should be either off the property or stay in areas where they won't be visible during the shoot. People in the frame can cause unwanted shadows and reflections, and there's a risk of disturbing the equipment.

Utilize the garage for storage: We typically don't photograph garages, so it's an ideal place to store any items you want to keep out of sight.
Outside Preparation:

Clear the cars: Ensure there are no cars in the driveway, and if possible, move cars from the street in front of the home to provide an unobstructed view of the property.

Avoid wetting driveways: If a wet look is desired, I can add it during the editing process. Wetting driveways can create dry spots and puddles, which are best avoided.

Hide trashcans and hoses: Place trashcans on the side of the property or in the garage. Hide hoses the day before the shoot to prevent water drips and puddles in the pictures.

Mow and trim the yard: Please do this at least 24 hours prior to the photoshoot.

Turn off sprinklers: Avoid watering the day of the shoot to prevent puddles on the pavement.

Pick up pet waste: If you have a dog, ensure that all droppings are cleared from the yard.

Prepare the pool, spa, and water features: If you have a pool and/or spa, have them clean with covers removed. For spas, provide instructions to the realtor on how to turn them on. Clean and turn on any water features such as fountains or waterfalls, and provide instructions on how to activate them.

Remove for-sale sign: Take down the for-sale sign from the property or install it after the shoot to comply with MLS policies.

Clean patio furniture: Dust off and remove cobwebs from all outdoor furniture. Avoid hosing down the furniture on the day of the shoot to prevent puddles.
Inside Preparation:

Declutter the kitchen and bathrooms: Put away dishes, sponges, and other items from the countertops. Remove all magnets, pictures, etc. from the refrigerator. Hide personal items in the bathrooms and leave decorative unused soaps, candles, and flowers instead. Also, remove throw rugs from the floor in both areas.

Prep bedrooms: Make the beds and tidy up the rooms.

Hide trashcans and portable fans: Conceal trashcans and portable fans in closets or the garage.

Hide cords and remotes: If possible, hide TV remotes, game consoles, and noticeable cords for more appealing pictures.

Clear entryways: Remove shoes, umbrellas, and similar items from entryways.

Open blinds with views: If there are attractive outdoor views, open the blinds to capture them in the indoor photos.

Turn on lights and replace burnt-out bulbs: Ensure all interior lights are turned on before I arrive. Replace any burnt-out bulbs at least 24 hours before the photoshoot.

Turn off ceiling fans: Make sure all ceiling fans are turned off before the shoot.
Twilight Preparation (if applicable):
-
Turn on all lights: Throughout the property, turn on both interior and exterior lights.

Prep the pool, spa, and water features: For twilight shoots, ensure the spa cover is removed, and the spa lights are turned on. Turn on the pool lights and activate any water features such as fountains or waterfalls.
In General:
-
Thoroughly clean the entire house, including vacuuming floors, cleaning hardwood floors, countertops, and windows.

Replace all burnt-out light bulbs.
-
Turn off ceiling fans.
-
Turn off TVs and computer screens.
-
Open all blinds to allow ample light in.
-
Remove personal photographs.
-
Make all beds.
-
Remove small floor rugs to display the floor.
-
Place shoes and jackets in the closet.
For Exterior:
-
Close garage doors.
-
Remove cars from the driveway and front of the home.
-
Tidy up the landscaping.
-
Remove empty planters.
-
Remove cobwebs from eaves and door frames.
-
Hide visible hoses.
-
Remove toys and other items from the yard.
-
Clean and tidy up outdoor furniture.
-
Clean the pool and remove pool cleaning equipment.
-
Remove trash cans.
-
Turn on any fountains or water features.
For Kitchen:
-
Clean off countertops completely, removing items like knife blocks, baking supplies, and mail.
-
At most, leave out small appliances like the coffee maker.
-
Hide the trash can in a closet.
For Dining Room:
-
Clear, dust, and polish table tops.
-
Use decorative table settings if available.
-
Use up to one centerpiece.
-
Remove kid's chairs and booster seats.
-
Straighten all chairs.
For Master Bedroom:
-
Make the bed.
-
Clear nightstands of personal items.
-
Remove cell phone charging cords.
-
Remove clutter from dressers.
-
Remove family photos.
-
Remove items from under the bed that may show.
For Bedrooms:
-
Make the beds.
-
Remove personal items.
-
Remove any stickers and posters from walls.
-
Remove visible items from under the bed.
For Bathrooms:
-
Clear countertops completely.
-
Remove soap, toothbrushes, medication, make-up, deodorant, etc.
-
Close the toilet lid.
-
Clean the shower and remove shampoo, soap, razor, etc.
-
Set out clean towels.
-
Remove floor mats to display the floor.
For Pets:
-
Remove food and water bowls.
-
Remove pet beds.
-
Remove toys.
-
Remove all waste and pet hair.
-
Contain pets in a hidden kennel or outdoors.
Family Room:
-
Remove all magazines, papers, and mail, etc.
-
Remove kids' toys.
-
De-clutter the fireplace mantel.
-
Clean the interior of the fireplace.
-
Arrange pillows.
How It Works & What to Expect:

Prepare your house according to the checklist provided.

If no person will meet the Photographer, email or text access info to the property.

The photo shoot will take between 1 to 2.5 hours, depending on the number of photos and add-ons.

The final shots will be professionally edited.

You will receive the amazing results within 24 hours and can download them at your convenience through our online file sharing service.
